Tips for Getting the Best Interest Rate for Home Mortgage and Refinance Loans

Monday, April 28th, 2008

By [http://ezinearticles.com/?expert=Sean_Dornan]Sean Dornan Online mortgage loans are both quick and convenient. The application can be completed in the privacy of your home, and it typically takes less time to get a reply from the lender. Shopping for a purchase loan, cash-out refinance or home equity loan involves more than just looking at loan amounts and advertised interest rates. Follow these tips, and save money: 1. Clean up your credit. Uncorrected errors on your credit reports will lower your FICO scores. According to myfico.com, your three FICO scores affect both how much and what loan terms (interest rate, etc.) lenders will offer you. Example: a person with FICO scores of 760 or better will pay $231 less per month for a $216,000 30-year, fixed-rate mortgage than a person with FICO scores below 620. 2. Shorter term loans can you save money in the long run, but the monthly payments are higher. However, you could get also get a 30-year loan and pay a little extra towards your principal each month. 3. Shop for the lowest annual percentage rate (APR) and closing costs. The APR is the yearly cost of a mortgage, including interest, mortgage insurance (if LTV is less than 80%), and origination fee (points), expressed as a percentage. Closing costs include the appraisal, recording fees, attorney or notary fees, etc. 4 Fixed-rate mortgages are mortgages where the interest rate stays the same for the duration of the loans. ARMs are mortgages where interest rates change after a term (usually of 3 or 5 years). ARM rates are based on one of several prime rate indices including, LIBOR, MTA and COFI. An ARM could save you money if you plan on selling the house or refinancing soon. 5. Make sure your loan doesnt carry a pre-payment penalty, or it will cost quite a bit extra to refinance later on. 6 Look at loan features as well as rates. Example: option ARMs offer flexible repayment terms that allow you to pay a minimum payment, interest only, principal and interest and even pay the loan off early. These and interest-only loans are best for people who are more interested in cash flow than equity. 7. If you plan on keeping your house for more than three years, you could pay points for a lower rate. Remember to compare your interest savings versus the points before signing. Saturday, April 26th, 2008

By Sarah Freeland Latin American countries are the chosen destination of many travelers seeking cosmetic surgery. Those considering rhinoplasty or facelifts, turn to travel agencies to arrange their travel and care. Colombia is enjoying a travel boom for the first time in two decades. Last year, the Ministry of Commerce and Tourism counted a million visitors to the country. Of these, a percentage travel for plastic surgery, so the president recently called for creating free trade hospital zones. In these, medical tourists would be able to have facelifts and breast enhancements, tax-free. Travel agencies specializing in medical tourism offer “surgery packages including airfare, ground transport, hotel, travel insurance, medical procedures, nursing, post-operative treatment, and the services of a tour guide. In addition to Colombia, other destinations include the Argentina, Brazil, Dominican Republic, Ecuador, Mexico, and Venezuela. Benefits of plastic surgery: Cosmetic surgeries offer benefits that patients feel both physically, and emotionally. Patients who have undergone aesthetic surgery claim that the most frequent complement they receive is, “you look rested. In addition to the others responses, many patients note changes within themselves. These include both internal differences, that they feel physically; and changes in how they relate to other people and their overall emotional well-being. Many who have chosen plastic surgery procedures note that they feel more balanced. As a result, they are more comfortable swimming, running, or exercising. Many liposuction patients note that, after their surgery, they feel more likely to go to the gym and exercise. And many of those who choose aesthetic surgeries such as rhinoplasty or a face lift report that they feel more comfortable with others. The change in their appearance facilitates their social relations. As a result of their cosmetic surgery, patients describe themselves as more outgoing, more confident, and even more likely to take on new ventures. What’s in the Bottle - Digestive System Shut Down

Thursday, April 24th, 2008

By [http://ezinearticles.com/?expert=Jill_Seimer] Jill Seimer Mention of the words alternative medicine use to bring images of medical quacks. The modern medical community usually considered any form of herbal medicine only a joke.Doctors only prescribed drugs never an alternative like an herb. Times have changed! Patients actively seek alternative medical options where 15years ago it was unheard of. The world being filled with superbugs, bird or avian flu and numerous otherdisease and afflictions are making people looking at natural alternatives.Doctors regularly refer patients to aromatherapists and acupuncturists combinedwith their own medical recommendations. Whats in the Bottle? People who suffer from heartburn are especially eager to find any possible curefor their symptoms - alternative medicine or not. How many time have you takenmedication without reading the label? Raise your hand we all have. Some of thepotential side effects make you wonder if you may be in worse shape after takingthe medication. This is equally true of any remedies you may be taking to treatacid reflux disease. Digestive System Shut Down For example some antacids hamper the bodys ability to absorb vitamins andcalcium, which could lead to future problems. Many living with heartburn takecertain antacids that reduce the discomfort of stomach acid heartburn byshutting down the acidic secretions in the stomach. This only mask the problem giving relief for a a short while. One antacid or medication may be veryeffective on one person and totally ineffective on another. This makes people try several different brands and types of medication in ashort space of time. Talk about a bad idea! At this point alternative therapies come into play. Normally one type oftreatment can to resolve the symptoms currently experienced. A single herbal teaor herb capsule may be enough to clear up the patients problems. The basic logicis simple - fewer treatments or medications a patient has to take to cure oneproblem the better. Drugs are toxins and your body no matter how strong youmay think you are can only handle so many foreign compounds at any one time. The short list of chemicals used in the production of antacids: * Sodium Bicarbonate * Magnesium Hydroxide * Calcium Carbonate * AluminumPhosphate These all effect and neutralize the hydrochloric acid in your stomach. Hydrochloric acid is required for the proper food digestion. When it is reducedor disabled your brain tells the body to produce more acid to replace it. It allstarted because of the antacids you took. Acid Rebound! A condition called “acid rebound” comes about when the body ends up with morestomach acid than actually needs. Herbal Medicines are they Effective? Faith practitioners and users themselves usually are devoted to herbalmedicines. Faith should not be discounted - especially if the products actuallywork. Alternative therapies rarely cure acid reflux but do help the body better dealwith the symptoms. Simply strengthening the digestive system or making dietchanges can severely minimized reflux conditions. Herbal treatments come in many forms - tea, juice, capsules and food supplementsall claimed by the herbal suppliers to be 100% safe. If in doubt it never hurtsto do a Google search on the ingredients and ensure they are 100% safe, alongwith any negative web or newspaper reports on them. In taking any medication or herbal treatment, read the label and followinstructions. Maintain A Healthy Lawn With The Right Soil Nutrient Level

Tuesday, April 22nd, 2008

By Jack Greenwood Ensuring your lawn receive the right amount of nutrients very important. However, many lawn owners neglect about this aspect of lawn care and only take action when their lawn grasses and plants start to wither. You can determine if your lawn is having the right nutrients by doing a pH test on your soil. It is advisable to get a soil test lab to do the testing, as the result is much more accurate and reliable. However, if cost is a concern, you can also do it yourself by purchasing a D-I-Y soil test kit from the nursery. If the test result showed that the nutrient levels are below what they should be, then you should fertilize your grasses. Be careful not to over fertilize your lawn as excessive fertilizing can cause your lawn to be burnt. Adding compost can help increase the nutrient level but the release of nutrients is rather slow. You can also use inorganic fertilizers to increase the nutrients level. These commercial fertilizers are usually made up of three main nutrients needed for healthy lawn growth. They are nitrogen, phosphorous and potassium. Each has its own purpose. Nitrogen is responsible for giving your grass a deep green color as well as promoting grass growth. Phosphorous is required for healthy root growth and potassium for stress resistance. Of the three nutrients, nitrogen counts the most. However, excessive nitrogen can burn your lawn and cause pollution. Thus you must ensure your fertilizer mix has a balance of all three nutrients. When purchasing fertilizers, look for the nutrient mix numbers on the packaging. The numbers are usually in the form of N-P-K (N for nitrogen, P for phosphorous and K for potassium). You will need to water your lawn after applying these inorganic fertilizers or you risk getting your lawn burnt. You should already know the area of your lawn. If not, spend some time to measure and calculate your lawn before you start applying any fertilizer. In fact, many aspect of lawn care require this information and it make sense to get as exact as possible in your lawn area calculation. You will find the ratio of nutrients to land area listed on the bag of fertilizers you purchase. The rate and timing of fertilization also affect the health of your lawn. Some soils require only fertilization in the fall while other may need four to six applications per year. In general, the best time to fertilize is in the fall as the lawn can store the nutrients for use in the winter periods. You should keep a lawn care journal and record the time of fertilizing, the type and amount of fertilizer used as well as the result you have. This will help you fine-tune your lawn care effort and be as efficient as possible. How Diet Soft Drinks Can Make You Gain Weight!

Sunday, April 20th, 2008

By Lisa Andrews People who drink diet sodas, or (as I call them) soft drinks have a very high chance of becoming overweight or even obese! At the University of Texas Health Science Center in San Antonio researchers found, during a 26 year study, that 622 participants aged 25-64 who drank diet soft drinks were more likely to be overweight. According to the Associated Press, the chances of becoming overweight or obese increased by 65% with each and every diet drink per day. Throughout the study, 32.7% of all those involved in the study, became either overweight or obese. And 47.2% of those who had 2 or more regular soft drinks a day became obese or overweight. But, the ones who drank 2 or more diet drinks a day, 57.1% became overweight or obese. “Right now we don’t have any clear public message here. This justraises an interesting question” says Sharon Fowler, the study’s lead author at the University of TexasHealth Science Center. She told the Houston Chronicle, “I want to be very clear our findings do not prove that diet soft drinks cause people to gain weight”. The researchers are baffled. Even though the diet drinks don’t cause people to gain weight they replace that with what should be healthier drinks. So what is this telling us? Do diet soft drinks make us gain weight? Well, the answer is no, not really! The idea behind this, and I guess the point of the study, is that when people drink a diet drink they tend to eat more or higher calorie foods. We seem to think that we can go ahead and eat that “super size fry” or that “triple cheeseburger” because, hey, I’m drinking a diet soda. If you want to feel good about what you eat and drink then eat in moderation. Go ahead and have the diet drink, but eat sensibly along with it then you will see good results! Independent Medical Reviews For Different Types of Organizations

Saturday, April 19th, 2008

By [http://ezinearticles.com/?expert=Skip_Freedman] Skip Freedman Which types of organizations use an IRO to provide independent medical reviews or peer reviews? Many companies can benefit from this type of service. Foremost are health plans and health insurance carriers that require an IRO in order to make sure that they adjudicate claims in a properly. Second are third party administrators (TPAs) that administer benefits and claims for health plan payers. Third are reinsurers or stop-loss carriers. Stop-loss carriers use independent review organizations as a way to assure that they are getting a second objective and unbiased opinion for their most expensive and complex medical claims that they are called to provide coverage for. Fourth are large self-insured corporations that pay their own health care benefits. They are increasingly turning to IROs in order to help with their claims decision making. Fifth are managed-care organizations that are providing preauthorization point of care determinations for their patients. Sixth are utilization review companies. They use IROs to preauthorize complex, special and costly treatments. Utilization management companies and business units inside larger firms also use IROs. Medical management companies use IROs routinely to outsource their claims decision making and preauthorization of treatments. Union trusts also turn to Independent Review Organizations to make sure benefits are properly administrated for their union populations. All of these organizations work in the health care space to provide either payment services or preauthorization of treatments. There are other types of insurers that also use independent review organizations in order to administer claims. Disability insurance carriers, their TPAs and medical management firms also use IROs as well as workers compensation carriers, their TPAs and medical management firms. Property and casualty firms that are paying out medical claims also turn to independent review organizations to review claims. Fraud units working inside larger health plans and special investigative units use independent review organizations to look at the medical necessity of treatments and validate or to root out potential provider fraud. As you can see, many different types of organizations in different markets turn to IROs as a critical source to decide, adjudicate and authorize health care claims. IROs today are an accepted best practice by the largest and the smallest organizations that participate in managing care for patients today. Acupuncture and Alternative Therapies for Chronic Fatigue

Wednesday, April 16th, 2008

By Kevin Doherty It is estimated that over 50% of the American population experiences chronic fatigue. The most common causes are stress, overwork, insomnia, depression, and various malfunctions in the major systems of the body (endocrine, cardiovascular, digestive, etc.) Western medicine is decidedly lacking in safe and effective treatment options for fatigue. Quite commonly, the first step is to use a selective serotonin reuptake inhibitor (SSRI), such as Prozac, Paxil, or Wellbutrin, as fatigue is commonly associated with depression. Although trends are changing among the newer generation of doctors, it is still quite rare that the patient is offered lifestyle counseling that focuses on nutrition, exercise, and sleep. There are many wonderful alternative treatment options that include acupuncture, herbs, nutrition, and exercise. Acupuncture tops the list because it tends to be so effective is supplementing the bodys energy. ACUPUNCTURE The majority of patients who complain of fatigue suffer from a deficiency of vital energy (Qi). Qi is the basic energy that creates optimal physiological and neurological function. Aside from fatigue, other signs of Qi deficiency are diarrhea, pallor, easy bruising, excessive sleep (more than 9 hrs. a night), scanty menses or amenorrhea, frequent urination, low libido, and shortness of breath. The strategy of Chinese medicine is to identify a pattern of disharmony that reflects the entirety of ones symptoms, pulse qualities, and tongue appearance. Moxibustion, a topical warming therapy, is typically used as a nourishing adjunct to the needles. This entails burning mugwort on top of the needles or directly on the skin to induce a stronger supplementing effect. I recommend weekly acupuncture and moxa treatments for 4-6 weeks, then assessing for progress. HERBS Qi deficiency primarily affects 4 different organs: the spleen, kidney, heart, and lungs. Here are symptoms and herbal treatment options for each pattern: Spleen: diarrhea, loose stools, bloating, bruising, fatigue, prolapse, laconic speech, internal coldHerbal Formula: Bu zhong yi qi tang Kidney: low back pain, low libido, fatigue, internal cold, frequent urinationHerbal Formula: Jin gui shen qi wan Heart: restless sleep, worry, fatigue, heart palpitations, shortness of breathHerbal Formula: Gui pi tang Lung: chronic cough, weak immunity, allergies, fatigue, shortness of breath, asthmaHerbal formula: Bu fei tang Adaptogenic herbs such as rhodiola rosea, ashwaganda, and ginseng may be helpful adjuncts . SUPPLEMENTS B Complex: B vitamins are warming and energizing. They build Qi and blood. Tyrosine: precursor to norepinephrine (often deficient in chronic fatigue) 5HTP: precursor to serotonin, for deeper sleep, weight loss, anxiety Adrenosen by Health Concerns and Adrenotone by Designs for Health are both effective adrenal tonics for fatigue due to adrenal burnout. EXERCISE I recommend getting 20-30 minutes of exercise 4-5 times a week. At first, this may feel forced and difficult because you wont want to exercise when you feel tired. After a few days, however, your body will begin to love the endorphin release and serotonin boost that exercise provides. Exercise alone can be a wonderful cure for fatigue. Your program should be a combination of cardiovascular and restorative exercise. Cardiovascular exercise involves running, biking, swimming, hiking, etc. Restorative exercise involves yoga, tai chi, or qi gong. IDENTIFYING WHERE YOU LEAK YOUR ENERGY Many people with chronic fatigue can attribute this pattern to a central theme that is stealing their energy. Perhaps you are in a marriage that is not working or a job that feels stagnant. Maybe you have set your life up so that you never have time for yourself because you are too busy caring for others. Or maybe you have financial problems that make life feel burdensome. Low energy is often a sign that we are not in control of our life, whether it is in relationships, work, with our health or with our money. Set an intention to heal any area of your life that is spiraling out of control and that feels toxic to you. IS THERE A PAYOFF FOR THE FATIGUE? Strangely enough, many people are chronically tired because it allows them to get attention from others. Fatigue becomes a way to soak up the well wishes of others, all the while avoiding our personal responsibility to show up to life and offer something helpful. It can be a touch question to ask, but I encourage you to contemplate whether or not you are being a victim to the fatigue. What is your belief system around it? Do you have an internal dialogue that supports and sustains the fatigue? What would your life look like if the fatigue wasnt an issue? I dont bring this up to undermine the validity of this very common health concern. In my clinical experience, however, I have noticed a rather common theme of victimization and relinquishing personal power in cases of chronic fatigue. There are many wonderful treatment options for chronic fatigue. This article is not intended to cover this issue in its entirety, as there can certainly be other factors involved in fatigue (immune dysfunction, low level pathogenic influences, etc.) The key is to be proactive in treating this condition. Notes on Decorating Knitting Needles Using Jewelry Findings and a Bit of Knitting History

Monday, April 14th, 2008

By Andrea Twombly Although a craft not as old as other needle arts, knitting has a long history and currently used tools and techniques have come quite some distance from nalbinding (nalbinding employs the thumb and a needle as tools for looping). Examples of nalbinding dating from the third century have been found in destroyed Roman outposts. Evidence of nalbinding is also found in early Scandinavian cultures. Older examples, dating from the Iron Age (400 B.C. - 1 B.C.) have also been discovered. Knitted socks dating back to the fourth to fifth century A.D. as on display in the Victoria and Albert Museum. Some of the first knitted gloves had been produced by the thirteenth century. Luxury knitting for Liturgcal clothing such as gloves was state of the art. Queen Elizabeth I preferred knitted silk stockings, and with good reason: Knitting adds flexibility to a garment even while adding warmth. Knitted stockings were worn mostly by men, however. An appetite for knitted stockings spread through the Royals of the time, which created a growing guild of knitters throughout Europe. However, it wasn’t long before knitted hosery was the preference of the masses, and a competitive hand-production throughout England was underway with peasants willing to knit for low wages. Fashions change, and men started to wear long pants during the time of the French Revolution, and that brought a swift end to the peasants’ trade due to the reduced demand for the long hose. The knitted sweater is quite young as a form of garment; the first known sweaters date back only to the seventeenth century. Fishermen word hand-knitted sweaters so they could stay warm and free to move about their boats without being caught on the rigging and other parts of the boat. Sweaters knit for and worn by fishermen were known as Guernseys or Ganseys. Each village had its signature pattern. Sadly, one of the reasons for this was to help identify the bodies of men who had died at sea. Knitwear’s popularity increased as the Industrial Revolution allowed for more leisure time for the wealthy. Men found that playing gold or tennis was much more comfortable in flexible knitting clothing rather than stiff woven fabrics. Women of today who enjoy the freedom of knitted clothing can thank the wives of those wealthy golf-club swinging men. The women of leisure enjoyed sports as well and quickly abandoned the corset in favor of the comfort of knitted garments. Knitting found is way to America with the Puritans and was taught to all young girls, no only to prevent the evil dangers of idle hands, but to teach a valuable skill that could provide income. Once knitting in factories was in play, hand knitting became a pastime rather than a necessity for middle and upper class women. Social class was not to be ignored, however. Since peasants still also knitted, a class line was drawn in that the leisure knitters developed new ways to hold their needles so as to not be associated with the lower social strata. Eventually knitting became a medium for creative expression and fashion statements. Colorful and different pattens emerged as the art circled the globe. Coco Chanel introduced her first collection of knitted clothing in 1916, made from surplus knitted fabric intended for undergarments. Knitting has its own language today, including abbreviations, guage sizes, increases and decreases, special stitches, and shaping symbols. There is a plethora of tools and gadgets available to assist the knitting enthusiast, and a wide variety of knitting needles is also available. Even the simple knitting needle, once only a thumb tip or a branch of a tree, is now a basis for decoration and ornamentation. As with everything else we do, we like to leave our mark. Although not often found in a mass merchandise or larger chain craft stores, an internet search for decorative knitting needles can turn up hundreds of options: Needles with beads that look similar to hat pins on the button end, some have wire coiled around the last 1/2 inch of the needle, some are decorated with polymer clay beads. Filigree caps and other decorative jewelry findings can also make attractive embellishments for knitting needles. When decorating knitting needles, there are a number of concerns that need to be taken into consideration. You don’t want the finding or embellishment to be getting in the way of the yarn, which leaves the button end of the needle the only place available for easy decorating. Challenges arise in decorating plastic knitting needles because the ability to use a head pin or any sort of sharp point to hold findings or beads is eliminated, therefore embellishments can only be affixed with glue or another adhesive. Since knitting needles come in so many shapes and sizes with the buttons also being of different shapes, it makes it very hard to standardize the decorating unless you use a beading technique on wooden needles. Decorated knitting needles can certainly be as extravagant as the user wants them to be within the limitations of obstructing the ability to knit efficiently. http:www.guyotbrothers.com Andrea Twomblyhttp://www.guyotbrothers.com Article Source: http://EzineArticles.com/?expert=Andrea_Twombly http://EzineArticles.com/?Notes-on-Decorating-Knitting-Needles-Using-Jewelry-Findings-and-a-Bit-of-Knitting-History&id=195786 buy phentermine using mastercard phentermine no prescription cod buy phentermine 180 where can i purchase phentermine

It’s Time To Get In The Zone Diet

Thursday, April 10th, 2008

By Clive Jenkins The Zone Diet, or the In The Zone diet is a revolutionary new concept in dieting. It holds that you can eat freshly prepared natural foods every day, and snack in balance to lose weight. The concept of balance extends throughout the diet and lifestyle of those following the In the Zone diet, and follows the key ratio of 40:30:30 - that is 40% of every meal or snack is composed of carbohydrates, 30% of proteins and 30% of fats. This emphasis on protein, which is almost double the average daily of consumption of most, works on similar principles as the Atkin’s programme, although is considerably less risky through providing a balance of the other essentials in the diet. The In The Zone diet ratio is backed up by leading institutional research which promotes proteins as the most effective composite in weight loss, and ties in with the idea that a perfect balance between all component parts of a healthy diet is key to losing weight. It is sometimes hard to know who to believe. There are so many diet plans out there, and so many lifestyle recommendations that are constantly spread across the media and the internet, it’s hard to know what actually works. The best advice is to go with something that’s safe, and something that is proven to really work, like the In The Zone diet plan. With the In The Zone diet, there are no magic pills, or recipes for success, other than the simple 40:30:30, which ensures a daily balance of all the right foods to keep your body ticking healthily. Not only that, but when combined with exercise, the diet also helps increase muscle mass, and is also very good for the heart and other internal vital organs, so it’s advantages all round. And it doesn’t have to be expensive. You can buy the foods in any grocery store, and even shop as normal, so long as every meal is within these proportions. Although there are certain restrictions, and its not a good idea to continue to load up on chocolate and sugars, as long as you follow the guideline ratio and stick to drinking heaps of water, you’ll start to see the effects of safe and healthy weight loss in no time at all. To see maximum effects, it’s good to combine this balanced nutritional programme with balanced exercise. Some light to moderate activity will suffice to melt that fat, and provided you stick to the In The Zone diet, you’ll definitely see the results. Why not try walking in the park with friends, or a leisurely cycle to work? There are so many cheap and cost effective lifestyle changes you can make to balance your health and your diet, and you dont have to fork out big bucks for the latest fad or for any exercise equipment. Just live your life in a balance, with proportionate exercise to rest, proportionate carbs to fats to proteins, and soon youll see the effects of your healthier, body-friendly lifestyle.
